At Garvey Homes our mission is to build homes with outstanding architectural design and superior construction quality with an emphasis on energy efficiency.  We take every measure necessary to ensure that every aspect of the homes we build are of the utmost quality and built to last.

Many homebuilders cut corners on quality in order to increase profit margins leaving unsatisfied customers living in homes without lasting value.  These are a few of the ways that we separate ourselves from the pack and deliver the best value in each of our markets.

Energy Star Rating of 4+ Stars, Guaranteed. Many of our homes have been rated 5 stars plus.  This rating is documented by a third party inspector.

  • Benefit:  This is the equivalent of a car that gets good gas mileage.  The energy usage to heat and cool your home will be substantially less the higher the Energy Star Rating, leading to lower utility bills.  Most of our competitors do not even meet the minimum for an Energy Star Rating

Air Conditioning Properly Sized for the Home

  • Benefit: 90% of the homes we see have too much air conditioning.  Your new home is a system comprised of A/C, wall systems, windows, doors, and attic space.  Air conditioners should be sized in such a fashion that they run for extended periods of time because they remove humidity from the air.  This assures that they run to peak efficiency and cycle air through the air filters.  Many of our competitors do not take this approach resulting in excessive humidity in the home and poor indoor air quality.  The idea here is not to oversize your air conditioning, this is not a sign of quality.

Fresh Air in Home

  • Benefit: We mechanically bring and filter fresh air into the home.  We build such a tight home envelope in order to ensure A/C efficiency, we have to bring in fresh air to prevent a sick house.  You don't drink used water, why breathe used air?  Polluted air is the cause of 94% of respiratory problems.

Radiant Barrier in Attic.

  • Benefit:  Greatly reduces attic temperatures.  If your attic is cooler, less heat transfers through the ceilings reducing air conditioning requirements.  If your looking at homes to buy, look in the attic.  If the underside of the roof sheathing isn't silver or sprayed with insulation, we suggest you run to your car

R-15 Sprayed-on Fiberglass Insulation in Exterior Walls

  • Benefit This insulation assures the wall cavity is filled preventing heat transfer as well as noise pollution.  You will find R-13 batts in most homes.

3/4" Dow Styrofoam™ Sheathing(R4) on Exterior Walls

  • Benefit: We do this wherever possible because it increases the wall insulation value to R-19.  The Styrofoam sheathing is used as a shield to prevent heat and cold transfer into the home just as it prevents heat transfer in a Styrofoam coffee cup.  Many of our competitors will use sheathing with little or no insulation value.

House Wrap Entire Home

  • Benefit: Wrapping the home helps combat water, moisture, and air infiltration.  It acts like a windbreaker for your home protecting your home from water penetrating the walls.  Brick is NOT waterproof and water greatly reduces the lifespan of your home.

Dehumidifiers

  • Benefit: You have heard it a million times before, "It's not the heat, it's the humidity."  Excess humidity can have a big impact on your home's comfort.  Too much humidity creates an excellent breeding ground for hundreds of types of molds, mildews, and other home invaders.  Our dehumidifier helps control these causes of family allergies and home structure deterioration.

4" Media Air Filters Minimum

  • Benefit: This is our base line air infiltration.  With minimal price increases we can add UV lamps, Trane clean effects air filters, or electronic air filters.  We can tailor air quality to your family's specific needs.  You spend 90% of your life indoors and 60% of that time in your own home.  What better place than to invest in your family's health?

Furnaces Minimum 80% Efficient Variable Speed DC Motors

  • Benefit: Having two-stage furnaces is like a transmission for your heat.  Why run your furnace on high when you don't need to?  You have noticed the increases in gas lately haven't you?

  • The DC motors are variable speed starting slow then working up to speed when heat or cooling are needed.  They also slow down the same way.  This eliminates that thumping noise that wakes you in the middle of the night.
